How Qualification Works: Debt-to-Asset Ratio

Instead of Debt-to-Income (DTI), we use a simple formula: Total monthly debt must be less than 60% of total net worth.

Asset Requirements

  • 12 months PITIA reserves required (can use cash-out proceeds on refinances!)
  • Assets must be sourced and seasoned for 3 months
  • All borrowers listed on asset statements must be on the loan
  • Acceptable assets: savings, checking, stocks, bonds, retirement accounts
  • Gift funds permitted for down payment and closing costs (purchase only)

  • Primary residence or second homes (investment properties not eligible)
  • Single family, PUD, townhome, 2-4 unit properties
  • Warrantable and non-warrantable condos (max 60% LTV non-warrantable)
  • Max 10 acres for primary residence (2 acres for foreign nationals)
  • Property must be in acceptable condition (C4 or better)
