What We Need to Get Started
Personal & Business Financials
- Last 3 years of personal federal tax returns
- Most recent 2 years of business tax returns (if applicable)
- Most recent W-2s and K-1s (if applicable)
- Most recent year-end profit & loss (P&L) and balance sheet for the borrowing entity
- Year-to-date P&L and balance sheet (usually through the most recent quarter)
- Personal financial statement (wet-signed if required)
- Business debt schedule
- Most recent 3 months of personal and business bank statements
Property & Lease Documents
- Lease agreements for the subject property
- Current rent roll (within 14 days), including lease terms, unit types, square footage, and any subsidies
- Trailing 12-month income and expense summary
- Copy of the promissory note and mortgage being refinanced (if applicable)
Entity Documentation
- Entity formation documents (Articles of Incorporation or Organization)
- Operating agreement or bylaws
- IRS EIN verification letter
- Organizational chart showing ownership structure
- Corporate resolution to borrow (if applicable)
Borrower Information
- Resume or bio for each principal with 20% or more ownership
- Personal residence address for each guarantor
Property Management Info
- Type of management (self-managed, affiliate, or third-party)
- Bio or credentials for property manager or management company
Special Property Features (If Applicable)
- Student housing concentration
- Affordable housing restrictions or tax abatements
